Kings Manor is another of the quaint villages tucked away in the 14,000 acre master-planned neighborhood of Kingwood. Although a large portion of Kingwood is in Harris County, Kings Manor is predominantly in Montgomery County. There are almost 1,200 homes in the community. The moderately priced Kings Manor homes for sale range from the low $100,000s to nearly $300,000. Most of the homes are three and four bedrooms with a variety of styles and features. The median size home for sale in Kings Manor is about 2100 square feet and the median size lot is roughly 6000 square feet. There are even patio homes available.
 
Located between Kingwood Drive and Northpark Drive off Loop 494, the location provides a quick access south and north on US 59/69. A short drive brings you to major east-west routes of Beltway 8, FM 1960 and State Highway 242. Houston commuters have access to two close park-and-rides, shuttle, HOV and HOT lanes for their convenience.
 
Kings Manor has medical facilities, restaurants, grocery stores, retail shopping areas and entertainment venues such as movie theatres and golf courses all within a 5 mile radius. Both Montgomery and Harris County children attend New Caney ISD and are zoned to Kings Manor Elementary (which is at the front of the neighborhood),  Woodridge Forest Middle School (which opened in 2014)  and Porter High School (which opened in 2010).  
 
Community amenities include:
  • both kiddie and adult pools open from April until September
  • two playgrounds: a large playground area with swings at the club house and a pocket park located at Kings Manor and Whispering Forest. A basketball court is also available at the club house for resident use.
  • a greenbelt area complete with benches and trash containers allowing biking and walking opportunities for both our 2-legged and 4-legged residents. Pet owners are asked to take responsibility for their pet wastes and to dispose of it properly in the trash containers located along the trails.  Greenbelt areas are not to be used as "personal" extensions to property; no planting or clearing is allowed without permission of SCS Management Company, our management firm. 
  • a club house located at the intersection of Greenberry and Kings Manor S. The club house is available for rental for private parties and features restrooms and kitchen facilities. Beginning February 1, 2017, KM resident Dawn Humphrey serves the community as the Club House Manager and handles all reservations.  The manager can be contacted by email.
